I was given the leases and the one side has listed two adults, 2 children living there.

We just have old oak hardwood floors, nothing special about them......could the undulating have been caused by adult beverages?

But dont feel bad, I have adult tenants text me to change light bulbs too.... 

He was an elderly man (with his adult children involved helping him) and was looking to keep the property as a rental, not even to flip (despite being old it was still livable).

@Devonte Wilson make sure you find out what the limit your city and/or county has on the number of unrelated adults that can live together in one property, most cities have one.

While I haven't rented in the Fan/Museum district personally, the rental market there is HUGE for students (if in the Fan) and for young adults in the Museum District and Byrd Park areas.
