I have heard on podcasts that regional banks and portfolio lenders/in house lenders(not selling loans to freddie/fanny) can sometimes offer 6 month seasoning period for cashout refi. 

Are there any specific regions or neighborhoods where you're experiencing favorable rent rates relative to property acquisition costs?

I would love to get some connections in that region too, before I really head to that way.

We identified 6-8 key metrics that we are evaluating (Population Growth, Landlord-Tenant Friendly, Cost of Living Index, Regional Price Parity, Average Rent, job Growth, Rental Vacancy Rate).

This region is well-suited for MHPs and offers unrestricted land.

One city that stands out in this region is Columbus, Ohio.

While California and most NW region is at all time low in 2024.We're all in different trajectory.

Thank you. you can reverse engineering the process , most of these note company are regional or even city wide only, so someone that's offering loan in Alaska would not been able to provide the same in state of Florida for example, so there should be a license that's allowing those company. 

Have you had many traveling staff employed in those regions?

If you are going to invest remotely, I suggest narrowing down the regions/markets you are would like to invest in, then take each step of due diligence to figure out what that market offers, any downsides to not being local, etc.
