Like @Lucas Carl, it's been a few years, but it was not worth my time.  

Obviously, if you are just looking for LTR's there is a bit less risk there.If you're going to do it, make sure to fully vet your team tooth and comb and ensure they have a reputation worth something to them.

Given your comments "A rent increase of almost 40% is unconscionable" and "Also, SCI paid more than what this park is worth" I am forced to conclude that you have inside knowledge of the parks financial operations.

The lower barrier to entry would be excellent for my personally smaller net worth.

Some parcels are actually worth as much or more after the credits are clipped as before. 

They focused on renovations that appeal universally.. think updated kitchens and bathrooms - and kept meticulous records of their expenses.
