And I’ll let you in on my experience of 40 plus years in real estate, and having personally met many of he older time gurus; take away the slick presentation (prepared by a marketing firm in either Las Vegas, Nevada, or in Provo, Utah), the “glamour” shot appearance makeover, the unsubstantiated resume and personal history, and the buzz words and motivational bs, and what you’re left with is most times a salesman/marketer and NOT someone who has had much if any success investing in real property.

My guess would be that as this GP is doing 1031 as a TIC into the deal he would be a little less likely to want a sale, which is a taxable capital event, and would like to keep his money invested and sheltered from taxation as long as possible which tends to fit with my investing style of long term/preferably forever investing.

Of course it will depend on if you are offering warehouse style storage or individual units but the property you own doesn't care if a boat or a RV is in the unit as opposed to household items.

Just like how I manage my rentals, I call my property management style "Self-Service Management," where I do less, and just provide the tools and resources to my tenants so they can do things on their own.Well, I've actually tested out many "business" banks (Regions, BofI/Axos, Azlo, Novo, Bluevine, Kabbage, etc.) and eventually, I found the best, for me and my style.
