We currently have a house in a stable market (not extreme pricing increases currently as some markets seem to have) in am area with military bases.

Personally I refuse to deal with any of the large banks, (Wells, BofA, Chase) and prefer to deal with smaller regional banks or credit unions.

My understanding is the 10% down loans have tightened up and are much more difficult to get.Start with banks you already do business with and local credit unions.I have used Associated Credit Union and Rocket mortgage.

Find a local lender (probably a credit union as they love these) that offers 2nd mortgages - sometimes called Jr mortgages, HE-loans, or closed-end seconds.

Yes, I've seen it change in the last couple of years, I had a lender that is a veteran credit union that used to offer them and they stopped.I am W2 employed and have a company on the side for real estate mainly short term rental.

I've been researching and see a few credit unions that do "ADU loans," where they'll assess property value after construction complete, then loan based on that amount.

Multifamily here in Co Springs and Denver area has been "overpriced" somewhat because of the military presence and rise in popularity of house hacking.
