Timing the market in real estate is no less futile than the stock market.Sure I wish I bought in 2020, but remember one had to be pretty ballsy to buy in 2020 given the circumstances.

You can do this with people at church, people at a ball game, your hairdresser, anyone who is getting garbage returns in the stock market or a CD.

Why not just find a high yield savings account or invest it in the stock market?

I expect if the stock market truly crashed long term the government would bail out 401Ks before STR investors based on the government's previous actions.

I didn't do a full IRR analysis at the time, but it probably didn't beat the stock bull run.
