Are you filing married/jointly and is that the best election - sometimes if you're rich spouse/richer spouse you can file separately and allocate income and itemized deductions with the other taking standard deduction to save overall. 

If you are trying to get rich quick (which will not likely happen) then I would be worried about the "bubble" popping especially if you buy hoping to ride the appreciation wave.

Should I hire a bookkeeper, as suggested by Robert Kiyosaki "Rich Dad, Poor Dad"...i think i do a pretty good job myself.

Properties are purchased at the auction all the time without title insurance and a lot of people get rich doing it. 

I’m not getting rich off them, but the cash flow was enough to allow my wife to retire as a nurse two years ago.

I will not be adding this one to my arsenal.If you are looking for a good program that is reasonably priced & really helps, I would recommend the land riches blueprint. 

A private loan or rich uncle is another example.The alternative with a mortgage is that you have to BRRRR sequentially, not in parallel. 

I'm not looking to get rich but would like to profit from helping others as it's something I cannot help myself from doing.

It’s not a get rich quick thing but it builds up solid equity and allows me to take out a certain amount of cash to fund the next deal or whatever comes next.
