I have a few contractors I can refer to you that might give a more accurate quote. 

As far as staging support, we do not offer that service, instead refer it to some designers. 

Their software is solid, I was able to get several positive references, and the pricing is reasonable.

As a layman, I don't run into them, and usually need my cpa to reference one / send it to me to read to educate myself.  

I ask everyone who is a broker for 3 references to who they sold to.

When you say a man in debt is a slave, are you referring to debt used for personal items, or are you including debt used to acquire income producing or capital appreciating assets also?  

Sometimes people confuse hard money with PRIVATE LOANS, which refer to individuals who lend their savings as investments.

Most of my screening comes from gumshoing social media, web court searches and following up on references.

Are you referring to market conditions, the pre-approval process, or something else?

I often wonder why folks fall for the hey pay me 10k up front to join my club I will fund your deals when in fact they just refer to a HML to fund them and we will split profit 50 /50.. my profit splits are no where near that  80/20  70/30  bigger side going to the capital partner I want them to grow and continue I dont want them wishing they never should have spent 10k or more on some program..
