My suspicion is that the panel 'should' be replaced as it is a Federal Pacific and such...

Hi BP friends,My friend is in the process of purchasing land in the pacific beach area.

The Eames house in Pacific Palisades, Taliesen West in Scottsdale, Maison de Verre, Paris etc.  

After looking at them today, the Cap X are very low because of the new renovation and everything really looks good with the exception of Federal Pacific panels in all three units which need to be replaced because of the recall.

The prevalence of lead-based paint can vary by region, with the Northeast being at greater risk, with many more historical buildings and older homes, compared to other places.All of our properties are in the Pacific Northwest and were built prior to 1978.

All have been cash flow positive since day one and, given they are all in the pacific northwest, has enjoyed significant price appreciation (1x-2x on all of them since '08).  

My client who is a surgeon sold his 1.2M home in Hawaii facing the Pacific Ocean came to mainland(CA), he missed out on his home biddings twice.

The selling bank was Washington Federal Bank and my local bank was Pacific Crest Federal Credit Union.

BTW, I grew up in Clackamas, OR, right outside of Portland so I am very familiar with how expensive things have gotten recently in the Pacific Northwest!
