This is a FAR more accurate method of maint/capex estimation than the good ole' pro-forma 10-15% :)Now if you buy a property that's got some older components, you should look at your short term maintenance budget vs. your long term maintenance budget.

The seller no longer wishes to do a contract for deed" "cash out only"Not sure if the seller really ever even heard the offer and I think his good ole boy Realitor didn't want to spend time on this.Combined Rents are: $20002/1 is 9502/1 is 6001/1 is 450Owner pays all utilities ( no separate meters) Bad veriable for cash flow in the winter here in Minnesota... and the summer too) Comments?
