I tried to find a simple way to do it by searching for a website or app that has all the options listed and matches them to me (think Tinder for investors and PMs lol) but didn’t find one.Do you all know of an app or website like this (for the USA)?

There are plenty of apps out there that can make paying bills easier, and peer-to-peer payment tools (Venmo, Zelle, etc) make it pretty easy to add a description so that you know what they payments or for.

I think it's reasonable to request the full app if you're going to consider continuing the leases.

Are there any apps you use or do you handle it all on Excel?

I know in the parts of San Antonio I work, 21 days or less is pretty normal, but there are parts of town that are much slower than that too.Are you getting showing, but no apps, or just no showings?

In the VRBO app, click on your listing as if you’re going to edit it or change the details and you will see three dots in the top right corner.
