I suspect it will be well used and have high maintenance costs.Software: office of google office, asana, possibly quickbooks (i would normally not suggest for a single rental, but the rent by room compounds things).

And, if you were able to generate $500/mo cash flow as Scott suggests, his method would not replace your income: if you could do only 3 properties a year that would net $1500/mo cash flow and it would take you 10 years to scale it to $15000/mo.

I would also suggest letting them know what the requirements are prior to the showing, and possibly even allowing them to sort of fill out a questionnaire and making it known that failing to meet one or more of the requirements could result in denial of a tour however, everyone is encouraged to apply.Quote from @Emily Mohr: Thank you @Charles J Sabo, @Caria Mitchell, and @Matthew Becker!
