My son was recently working on a 6 story building in Seattle area being built largely with components from a European company.

I spoke with a few architects and found one I like that is very well known in the area by the commissioner of buildings.

Texas has a lot less rules.In OR, all the title companies are under the state insurance commissioner.  

In many cases you can background check her in her home country, in European countries that can be done through the local constabulary.

One of the seller partners was the state real estate commissioner and has me major in town for as long as I can remember.

She has a real passion for our area and is involved with Redding, Anderson, and a Planning Commissioner in Shasta Lake City where there are some exciting changes getting ready to happen. 

Got appointed as a city planning commissioner last year so I get to learn a lot about development without having to take the risk myself yet, but I'm working towards that.

County commissioners, or in this case city council members, can be easily swayed by an emotional crowd, especially if no one is there providing level-headed facts.

Unfortunately, the building was land marked and the replacement roof required copper work by skilled European workman not available in the USA, and the entire project costs over $1,000,000.

This is 100% correct especially after the Tax Court Case Fletcher V Commissioner, it is a bigger issue with them.
