Seems the South Florida market is so heated I either face a bidding war the first day a property goes on the MLS, or I end up getting the short end of a stick making bids on properties where the listing agent already has an inside buyer.I need to look for other ways to find properties, so I am going to give foreclosure auction a try.There is one property, which was a short sale, one I was interested in, but went under contract while I was doing my home work...and now apparently the SS fell through as I noticed it's off the market and there is an auction for it on 9/18.

At the end of the day a possible investment you have to analyze how much RISK there is to your capital and how HARD you will have to work to get the anticipated return.Here you have a massive amount of repairs and risk so the price and higher returns have to be there to make it worthwhile.

If the option isn’t executed the same day as the seller financed purchase, I suppose the more days that pass the argument can be made for miniscule amounts of appreciation that some future prosecutor/judge could argue should have been reflected in the option price.One slick thing about this strategy is that it doesn’t require the finance terms of the option agreement be established…such that the option contract could be executed by its holder in the future by any means (note/installment sale/etc etc) so they don’t have to prove any certain level of solvency to make the contract viable.Would be of any legal use to have it in the option contract?

Here's my own experience:A year ago I moved from Atlanta to Seattle area and rented a little mobile home in the country for 2 weeks, so I could look for something more permanent.The 2nd day a neighbor told me that the 'Carnation massacre' happened on the property next to it.
