Sometimes I take on tenant with eviction and they are the best - no hassle, pay on time Tenants.Sometimes you get a nurse with great income, adult, mature, talking good - she's not paying on time every month or get a boyfriend who is criminal and you've got much more trouble than with couple kids.I'm really interested in people experiences and don't want them to stop this discussion because of constant mention of Fair Housing....geeeez

I've received dozens of calls and inquiries, but thus far they all have either had a very low income (rent would be over 50% of their net income) or they have a criminal background.

In D.C. you can't evict someone that is already a tenant for past criminal history unless they lied.

It would be a criminal act to do a lease option or even a leaseback on a short sale if that was not disclosed and, there would NEVER be an approval for a short sale with that disclosure so, if it did happen, the borrower lied.

Before running the credit/background checks I always check references, facebook pages, and the state criminal website: http://pa.courts.state.mn.us/default.aspxI don't collect any application fee, they just pay as mentioned above.
