.- They mean something else as cashflow or simply don’t know how to properly calculate cashflow (many consider rent minus mortgage only)- They acquired the rental several years back, not recent- They boast (I’m trying to be diplomatic here).

I’m talking about areas near larger hospitals, downtown areas (Old Town Scottsdale is obviously #1), higher end golf courses, casinos, universities (mainly ASU in Tempe), and other niche locations that attract travelers.
