Some benefits of LLC structure, other than asset protection, it can provide anonymity, possibly sell the LLC and not the property if that is helpful.

And even when done right, they only provide inside out protection best case, and not outside in(or atleast not cheaply).You will also hear about anonymous LLC, out of state LLC(like Wyoming, delaware), all kinds of complicated stuff, which will result in annual costs, besides all the extra work, and all this will cut into your cash flow.Umbrella insurance, is simple, easy to get.

It sounds like there isn’t any explicit prohibition against asking a mortgage applicant if they have done forbearance so I bet the overlays will account for it.Reminds me of when MLB did the “anonymous” testing on steroids...nothings ever anonymous and I don’t think this will be helpful to folks in the future, probably not a death sentence but....

First of all you want to avoid as much lawsuits by running your business properly.Second line of defense is to have proper liability insurance for most basic challenges.Then to protect yourself from ambulance chasers working on contingency, you want not to look as a deep pocket target: you can use anonymity in your structures (anonymous LLC, land trusts,...) , and also use some equity stripping by having big mortgage on the property to make them look less worthy.You also want to use some federal or state protection like ERISA retirement plans, life insurance, homestead, etc...Last you want to insulate your assets from each other to limit the risk to only one of them at a time.

While you might not be "anonymous", I certainly think there is an intangible benefit to having an LLC where you can just be the "property manager".
