It looks like you paid $370k and the Zillow estimate (not that those are necessarily accurate) is $411k, so after closing costs and fees, it seems you would would be somewhere around $20k-$40k in gains, which would be well below the allowed $250k ($500k for married couples) before you're responsible to pay capital gains after the 2-year mark on Dec 18th (my older set of twins birthday I might add)

The next week I ended up driving to eastern Washington for opening weekend of deer hunting and said “what the heck may as well drive to spokane I’m halfway there...” so I did found a few houses I liked..... anyways we made an offer on a duplex on my 30 birthday they accepted it and today the deal is done!

His 45th birthday is coming up on April 1st and he wanted to do something special this year.

They are so happy in fact, that they sent me a birthday card.

I got a deal drunk off my behind at my birthday party when a friend said his father was selling a house.  

It has nothing to do with avoiding work.That's like saying that driving a car is LAZY, and one should only ride horses and buggies as they did 100 years ago.Technology is here, and there are PLENTY of ways to stay connected to your tenants, including birthday cards, Gift Cards for when they pay early each month, Xmas cards, etc.Don't cut off the nose, to spite the face.

So I bought the chamberlin course  studied passed the test just after my 18th birthday, launched into RE sales with terrible results almost quit many times, many tears as well,Well I finally made my first sale and got a 900.00 commission... the light bulb went off I would have had to work months for that money and that particular sale took me all of maybe 5 hours of work... within a year I had made almost 50k in commissions and bought my first house in Milpitas CA.

It seems like this birthday is a big bummer for a lot of people, but I woke up today at 5 am excited to get out of bed and get my day started.
