My wife and I both have our Masters degrees and growing up as a minority in the ghetto, Education was our way out.My point about my kids was if they chose to do their first two years of Community college then transfer to a four year university to finish their degree then they would be better off financially when they graduate. If they chose CC and transfer they would graduate with their 4 year degree, no debt and $50,000 or more in their bank account.By going straight to University straight from high school they will graduate debt free but have zero savings.

My understanding is that a series LLC (Master LLC) does not have other LLCs under it, rather it has independent series.

I could raise rents but both are great)I pay 640All in with utilities split 3 ways and I’m out of pocket less than 850 a month which I like being right in midtown next to grey street with all that nightlife and new construction. My plan is to move out and rent to law students (I went to law school downtown) and rent the master at 1k and the other 2 bedrooms at 800 each for 2600 per month netting about $400 a month.

You could do a master lease option with them or a land contract where they give you the down payment, you hold title and they make payments until paid or a balloon is due.

Ideally I'd like to start with seller financing or maybe even do a master lease on a smaller apt building so I can learn the ropes.
