HASSLE FREE - no need for contingencies, etc wholesaler knows they are buying as is, they wont back out last minute because of a issue with a roof, foundation etc. and those are just the basic points, there are a ton of other benefits to working with a wholesaler it all depends on each sellers situation, your job as a wholesaler is to provide the possible solutions. but keep in mind sometime there is nothing you can do either.

Yes, maybe I wont make as much right off the bat as I would if I were focusing on my own investments, but doing this will force me to gain market knowledge and learn things I didnt know I didnt know.As for value added for my clients, they get a real estate agent that truely gets what they are trying to accomplish and is constantly studying to become better so I can offer better advice, have more market insight, and improve and streamline their buying and selling experiences, ultimately to create my own system.

If so, you might decide to buy it, but I personally wont take the risk of buying something that wont cash flow if it becomes an investment property.

Eviction sounds like a huge headache and the bugs issue... the tenants will leave, the bugs wont.. if it's a multifamily home, get a professional exterminator there ASAP so you don't have the bugs evading other areas.
