The disgruntled tenant spouting off over every alleged past due repair item could also screw you up.Best bet is to give them $100 and tell them to go get lunch. 

And I can look over all systems as much as is indicated.I bet if you figure out the time and $$ spent on an average LTR turn-around, it almost equals out when you look at all of these factors......Plus you get the 3 - 5 times income from a well run STR.... :-)

this breeds massive angst in the tenant world, and is not helpful in creating a win/win vibe that we really should be striving for.   

There's no guarantee that you'll win anything or that there will be good deals. 

For me I want to make clients for life so I find properties that will set them up to win.

I'd bet if you looked harder you could find something smaller and less expensive with the same return.
