That's where great realtors like Avery are worth their weight in gold because they have their finger not just on the sales . market but also on the rental market industry.  

Those few things can cost a boat load if there's no utilities on the lot for each house.

If i'm paying myself the 4% interest on the loan and take the funds and place them into a real estate investment that earns a 10% annual cash on cash return, wouldn't that be a potential good use of the load funds and creating two ways of obtaining interest returns (assuming the market over the same time frame performs under that)?

No syndication, just my own cash from the sale of some single family rentals and a butt load of sweat equity!!!!
