In this world of go, go, go, we are easily sidetracked, and we find ourselves very busy yet not necessarily making any progress.

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method. 

We are looking to flip, gain rentals, do rehab work.

So minus $250 (we are able to suck it up for now) still positive $220, just don't see it until we sell it, I suppose.

We are looking to move to a larger home in the next 1-2 years. 

So, we are going to do that and take your advice about submitting the rent increase form.  

I have two kids and a wife so it will be a sacrifice compared to what we are used to but totally worth it.

He stopped by my project because it was all red clay that day as the grading/sod work just had been completed.   

One of the ideas we are batting around is to negotiate a lease purchase with the sellers, where we would finish the 3rd unit, and then purchase the property at a pre-negotiated price.

We are supposed to close on our first flip tomorrow!
