If they don't specialize in a certain skill, they know someone who does.

Even just attending local meetups or Chamber of Commerce events to get acquainted with their crews could be a good way to expand your circle.

By the way, I did exactly the above on my first and it paid off. 

We know this because we stopped and asked the those tenants questions about rent, time of stay etc.

This approach enabled us to move forward with minimal delay, giving us the flexibility to work efficiently within the timeline we set.

I'm in a bit of a unique situation in that I'm a California resident and can only invest in properties all-cash for religious reasons.I'm not able to use leverage/loans, and I know and accept that investing all cash is not common, but thats the way I do it.
