I am a very visual person and I don't feel confident enough to do something on my own without first seeing it done by someone, so with that in mind I hope to be able to find a mentor that would be willing to teach me the ropes, I don't even care if I put deals together where my mentor would reap the benefits as long as I learn along the way.Any suggestions where I may be able to find such a mentor to help me get started would be really appreciated, and I do hope to continue to learn more from this community as I have found it to be the most substantial fountain of information on this subject anywhere.

In this case, and maybe because of the economy, it obviously isn't guaranteed.My dilemma is that I stopped advertising/showing the house when she gave me the deposit, and the thought of starting all that again is not appealing.

I've looked into it a little more and I like the strategy of setting up a management LLC to take rents and and operation LLC for each property (or properties if they don't have much equity)I know this is kindve dumb but I'm having trouble visualizing who the tenant will make the check out to when I move my properties into LLCs

FWIW, in my property-management classes we were told that payment of rent in advance is a huge red flag - like most scams, the appeal to your "greed" can sometimes be used against you.
