@Alaiya Aguilar   These types of investments really depend on the sponsor and as Brian mention market timing.. you could have been the best sponsor in the world but if your pooled managed fund in whatever vehicle you packaged it in, say bought new construction in PHX LV in 07 there was no managing around market collapse.
