Personally, I would never do it, but I can see it working on a not hating it end (I think the money end will work fine either way if you can stand it) with a more upgraded concept.

The listing price is so high that any upgrade that could possibly increase the value of the property would put it higher against other properties or at the same level, making refinancing difficult or the BRRRR method not as profitable as it should be.We would love to hear comments from people here about what we are experiencing and obviously on their personal experiences and help each other (advise, research, experiences, etc.)

Their house also has 2 bay windows (upgrade) and a legit fireplace (builder upgrade) Does that make a difference now?

I’m upgrading several of my single-family homes now to multi family properties, so if anyone out there needs any tips or help with a 1031 exchange let me know because I’m right in the heat of it and it’s a great tool to have in your belt.
