So when it came time for the child to sell the property there would be a larger and in some cases a much larger tax bill.In addition Life Estate properties are sold essentially at a discount that is figured out by actuary tables based on the sellers age and gender.

Conservatively, $500 would be a fair payment - especially if you have many properties (sales) that you could bring to the table.2) To obtain a 0% interest loan / net neutral deal, you would charge tenants an extra $26 / month for the benefit of the security system.

I am trying to understand exactly what happens at closing. 1) The seller brings his deed to the closing table signs it and gives it to the buyer to sign.2) The buyer accepts the deed and for just a few seconds has full legal title to the property.

Your CPA can substitute the asset depreciation table and a good purchase log for costs of improvements is input for the adjusted basis - - be sure to keep maintenance segregated from improvements.
