Two things to consider:1.

I have two properties under my belt and am about to close on my first four-unit seller finance deal.

There are no third party renovation companies to point fingers at, no outside management companies to blame. 

The first two years of taxes were paid but the most recent was not.

I have two questions:(1) If it says I met the reserve, that means that the Seller has/will accept the offer, right?

There will be one or two who have real estate or business experience and are trying to control costs and do the right thing.

That’s just my two pennies, and I speak from the perspective of a twenty plus year HVACR contractor and facilities manager. 

One of my clients has an etrade with about 650K in securities - 350k LOC at 7.25% last I checked with him two weeks ago. 

Anyone from a housewife with no work experience to a former Navy enlisted sailor can become a realtor in 8 weeks and THEN help a Buyer or Seller make decisions on the most expensive asset most people will ever own. ( Think about that for an hour or two) The real purpose of Real Estate School is to familiarize a prospective Agent with the Laws that the BROKER must follow and keep the BROKER out of trouble. .
