This data tool I'm using is about 30 days behind, so it's not current with the inventory changes Robert is talking about in the current.  

I use inspection report as a negotiating tool in escrow process so we can have a win win situation for both buyer and seller.

@Gary WaddleMy first advise is use the calculators under tools here on BiggerPockets it makes the numbers a lot more accurate and will provide you with the confidence you may be looking for.

I’ve also used the BP calculator and another tool from rentzend but I see the same results.
