Here in Oklahoma… it’s not If but when. 2) asbestos— while the home inspector can’t tell you 100% just by looking at it, they *should* be able to tell you if they suspect it (Like the square tiles used in kitchens and bathrooms especially), and from there you can decide if you want to get it tested.

If it's hard flooring such as tile or wood or vinyl planks, it will be 27.5 years.So the answer to your $24,000 question is "it depends" and if/when you run into these types of issues, it will likely be worth it to turn over your tax preparation to a professional.

I Just started building a Spec I will live in for a couple years and as soon as i prove concept and have my numbers verified (when complete) I plan to build another on the lot I own next door,  My calculated build cost will be $125/sq ft (for just main floor finished, that will drop to $85/sq ft with my lower level finished, thats with me doing a ton of work myself, for example, I am the GC (Licensed) , I am the HVAC Contractor (licensed) and I will be doing all the tile, finish work, cabinets, flooring, ect. and for my house I will do the lower level framing, electrical, plumbing, and finish work after occupancy.

Between his ability to easily go into a home and appraise what the damage will cost to fix and MY eye for detail, staging, and layout + the energy to do the things (like put floors in and tile) that he is less-than-excited about, I think we'll make a great team.My only problem is that I'm struggling to find deals.

I have some larger investors that always do 50% down balance on completion or 30% down 30% at a set point balance on completion.With all that said I work with a few we do mostly light rehabs for that I don't even bother with a deposit if it's under $2k in material costs, most those are quick rental turnovers that we do almost annually (paint in and out, tile all floors if not already done etc).All that said I usually try not dragging out draw schedules to far since I try getting most houses done ASAP, last house we did was under 2 weeks start to finish, that included a kitchen, 2 baths, tile throughout, paint in and out as well as a lot of little fixes.

I think you were going for things tenants see: If kitchen/batch need a facelift, I remove and install durablefinishes: ceramic tile, backsplash, etc.
