My local credit union won't do it either, they also won't do a business LOC because the business is only 1.5 years old.

For your New construction program, we have an SBA program where we can get you up to a $5m Guided line of credit, with By Annual Payments, the line is good for 5 years. 

I have owned it for 4 years now and have put a good amount of money into it already but with the condition that it is in now, it probably needs another $30,000-$35,000 put into it.
