I've never done this the way you are trying to and I fail to see the advantage.

And banks are happy with large down payments on houses they mortgage, & which are down payments that banks can seize in the value of an house, if payments fail to be made on the mortgage as agreed.

This is key, because that is where I see so many new wholesalers fail, they have no idea what rehab actually cost.

If a tenant stays beyond the termination of their lease and fails to vacate, then you would normally have grounds to initiate an eviction action.
