The longest I have seen in modern conventional home construction now is 60yrs.On flip side of coin, there is a laundry list of potential nightmares: failing foundation can be intensly expensive to repair as 2'+ foundations was common and is extra expensive to address vs conventional.

If Tenant fails to correct the violation within seven days of said notice, Tenant agrees to pay for the cost of Landlord resolving the problem (if it can be resolved), or Landlord may default the Lease and require the Tenant to vacate the Premises.

I found out that the automatic sprinkler unit failed leaving the backyard without water for about 6 months, (hence the condition of the grass and shrubs).

As I dug deeper into the issue I learned that the previous owners knew of this issue and the fact that this property was not allowed to be renovated or lived in due to the failing system (and subsequent inability to fix it).

I assume you have on your lease that they are responsible for keeping up with utilities so I would think that could be grounds for failing to follow the lease.
