True, but for higher value properties, I don;t want to tie up Hundreds of thousands for 14 or 21 or 30 days, so a large EMD is more than sufficient.

Charles is 100% correct – you can’t go just by the numbers at an auction – you need to do a lot of research before you get there – get the list prior and make some visits to homes – get in them if you can – find out if your getting Quit Claim or Warranty Deeds – find out what leans are coming off or staying on etc….These are good places to get good deals but you do need to do a lot of research first.
