I wouldn't be surprised if it were in Beverly hills or some similar project, where the owner wants an exotic wood floor is imprted from Brazil and has a 6 month lead time and it costs around $240/sf just wood alone.

There are a couple of us in the Bloomington, IN area and we have been talking about trying to connect with other investors because there is, surprisingly, no REIA that I can find. 

When you rehab you go in estimating a best case scenario and when you open walls up there are always surprises.  

I was surprised to find that their is a person registered as a sexual offender about a block away from the home I am currently leasing.  

Not surprised about the rental increase either as former owners are taking it easy(after all of the foreclosures) and many retirees are choosing to downside and rent.  

Hopefully you will be pleasantly surprised!
