I've heard of some municipalities imposing tiered property taxes on these darn-near-abandoned luxury homes in order to promote people who actually live in the town and I hope Telluride implements some smart things like that to equalize this trend

Totally legal, and to my mind, probably a lot easier to actually implement.the reason mark   its because it does not fit the wholesale how to gurus narrative.. its a tough gig and of course some do very well but those type of folks would do well at any sales job..also if you spent 5k a month on promoting your self as a broker you would just kill it.. the guys that spend 30 to 50k month on marketing just think what that would do for you as a broker..

Sure I guess if you had really cheap houses could buy it with a card but the whole point is that you refinance before the 0 APR promotion is over otherwise you would have a horribly high rate mortgage.

It has also been a good stroke of luck for me in allowing me to evaluate various syndication deals and to be able to read the various LLC or LP agreements and make informed decisions...because many of the waterfall schedules and promote calcs use the same language.
