So I’d just weigh your options and really ask yourself how much dedication you’re willing to give and know that you’ll be spending another $400 - $600 or more a month on Propstream and Pebble REI or another CRM program because that’s what you’ll need for data and mailings.  

I would like to know the following based on your knowledge of the area.1.

We have a Real Estate company and we accept assigned contracts from them ... they have a data base more active than clicks on Zillow....

These properties were not distressed quite the opposite.. but they had 100k to 3 to 5 million of standing Timber on them that if we could purchase our Timber deed we could turn those trees to cash within 90 days..PS I had created a hand made custom data base of properties  10 acres or more not corporately owned that Aerial Photogramy show Standing Timber of an Age we deemed Merchantable. 

Cleveland has a lot of inventory and a large rental population along with it so there will be other options for the tenants.
