@Nick Scullin decent schools, maybe even a little downtown hub and certainly a high owner occupancy rate will mean its a very desireable and hard to afford town for renters.

I would not accept a balloon payment, unless it was something like 10+ years out, giving me plenty of time to figure out what to do to get out of it.I think the seller just wants a long term cash flow stream and is not super interested in continuing with his real estate ownership.

Renting allows you to play the cash flow game, refinance, get out when you need to and eventually have a hefty income stream after 15 years where you only have to expand when you need to.

The owner ONLY want to sell using Seller Financing for several reasons.His goals it sounds like are: no realtor fees, spread out capital gains (will likely keep him in a lower bracket) and a steady safe income stream for the next 15+ years.
