The community landscaping and maintenance wise looks like a mess but i'm getting a good deal on the property, would it be a good decision to invest in a situation like that.

I have been a part of too many crazy situations in my life.

Personally, I would tell them to wait for the eviction from the court which would sufficiently prove their situation.

Here's my situation.

This applies to things as small as a 3-unit mixed-use building with a store-front or a 5-unit residential.That said, I wouldn't dream of syndicating anything under about $3M dollars because the overhead is just too high to absorb.
