Parents are retired and we're in the market for a condo in which they could live in for the winters and rent out via weekly/airbnb during summer.

Texas is particulary hard on out of state landlords... .SUPER HIGH tax's and foundation issues... you may want to look in markets that have lower tax and more stable ground.

Whatever your style is, I guess. my style would be an B+ 3/2  and put the other money towards retiring me.
