Add the umbrella policy and speak with your insurance broker/agent regarding your options, he/she would be the best to speak to on your options for this. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Occasionally a warranty can be a good deal, but statistically speaking, you are on the loosing side.

I do not know your specific market, but Id strongly suggest you speak with a local property manager that can help you asses what market rents should be with your properties, both in current condition, and also with renovation plans put in place.

Please call a few realties in the area of the multifamily property and ask to speak to a buyer's agent with experience in helping investors buy a multifamily.
