I'm hoping if someone who already has skin in the game and have analyze and brought properties before could nudge me in the right direction when analyzing properties.

Come to the table with skin in the game then find a buyer interested what you're doing.

I would just like to reduce the number of organizations I have to interact with and the number of surfaces where critical information or knowledge needs to be exchanged.   

From my experience, hardwood floors tend to suffer more from dog nails.You could also try and encourage the use of rugs to protect more of the surface area.

And even then, most private equity and hard money lenders will want to see you have some skin in the game.With that being said, if you find a real "deal" then it might make more sense to flip the contract.
