Ex: $750,000 for an unliveable 1 bedroom house with a yard that needed 3 retaining walls to have any flat surface, in Inglewood….and that was over 3 years ago before the new SOFI stadium.Just my opinion, hope it helps.

Hate to say it but without a track record with a specific HML or PML sources, you will need to have skin in the game which means 10% as a minimum.

From my experience, hardwood floors tend to suffer more from dog nails.You could also try and encourage the use of rugs to protect more of the surface area.
