Note that most direct mail campaigns send thousands of pieces of mail (based on a mailing list...of absentee owners, for example), with very low response rates (in the single digits at best). 

Hi BP community I'm looking for a financial institution that can give me a heloc, on a single family home I bought for all cash that does not require any seasoning period. 

When I purchase my new house, I was single and was not necessarily shopping with a family in mind.

My goal would be to build duplexes with each side around 1000 sf and a single car garage.

I have made two RE investments in the last two years, one single family and one multi-family that recently closed. 

Mostly looking at single or 2 families because the prices are very expensive in my area.

I don't have any real capital to jump in with at the moment, my wife isn't able to work right now so my single income doesn't stretch as far as it used to.
