@Mike McCarthy I did recommend my tenant to complete a Change of Address request on the USPS website to forward the mail to their new address, however I am deciding what do do with mail that comes through before this Change of Address took effect, or for other things that happen to slip through.

If you negotiate a good enough deal that pays you then complete the transaction with the investor to buy the house you have under contract.

Second those that advocate cash flow over appreciation are simply unaware of San Diego property value history.

The average consumer will think it will costs 10s of thousands to completely redo the whole bathroom, while we all know it's just a few grand...

You at least should have complete copy of leases for all your units..If you inherited these tenants the previous owners leases would have been in effect until lease term ended,, so have you been able to track lease end ?? 

It makes the deal much more risky simply put. 

Have your complete one year modification period with successfully 12 month payments?
