Who has a favorite auction site for buying investment properties?

I’m stuck finding a simple equation for owner occupying, what did you do for your first duplex if you lived in one half first?

I'm excited to dive more into this site as a resource & attend a Bigger Pockets meet up on Saturday to learn more.

I came across a lot of videos by Brandon Turner and most of what he said made sense, so I figured I'd do more research about BiggerPockets which ultimately led me to join the site. 

So it's not a simple matter of, "here's my bill, cut me a check".At my rental condo, to control costs, they had resident condo owners volunteer doing chores.

I would really like to get a jump-start on my portfolio in Phoenix before I move there, and the timing seems right in both markets; however, my biggest concern is getting into a property that eventually needs my personal attention on-site, for whatever reason, and ends up being a bad deal.  

And if so, what sites would you recommend?

Linda, if you have never run a rehab project before, you want to hire a general contractor that will be on site and coordinate all the work among the trade subcontractors, materials etc. and handle inspections for the town/city inspector.

I've also read and learned a lot on this site and its great resource for information.
