I wouldn't have hesitated a bit if it wasn't literally across the street, I can think of few advantages but I'm not so sure it's such a great idea after talking to few people about it...I'd like the perspectives of BP member and see if anyone been in a similar situation?

Similar visibility through other credible channels would cost many times as much.Of course some people will be disappointed, but in order for us to continue forward, this is a necessary step.

We painted ($1000) and will replace the carpet before the new tenants move in.However, after 100 calls, 3 price reductions and over 30 visitors, no applications yet.The house does not have a basement in a state where most houses have basements.However, it's:1. clean2. similar size to other houses3. great yard4. has 2.5 garage5. no dishwasher6. some landscaping in the front from the previous renters.7. fireplacei am at a loss on why we are having trouble getting applicants to show up.

...I would imagine that many BP landlords are getting Section 8 rent, where the voucher amount and the allowances for utilties by the housing authority end up setting the rent received by the landlord.For your existing tenants, you could probably get away with the bigger increases - if their income was keeping up and other rental units in the area also went up similarly.

I'm in a similar situation where one roommate is moving out (unexpectedly) of my rental.
