To make up for this I'm doing some of my own research on Craigslist and by calling the numbers I see on For Rent signs in my neighborhood.I haven't done this yet, but you could probably call up some property management companies in your area and get some info from them.I hope this is somewhat helpful.By the way, can you point me to the BP podcast where they talk about not relying on realtors?

If the materials are a problem the owner of the home can get a temp line with the materials vendor then the contractor is just putting their labor and profits out there until the closing.What makes this work is that the buyer is fully approved with all loan conditions signed off except the replacement of the siding.

I would expect minimum of 1 month a year being vacant on each property, unless tenant signs longer lease, then it's money in your pocket.

If you are using an agent on your deal, what I do is, copy a signed check made out for x amount (1k) and give that to my agent.
