I'm extremely interested in getting started in the Real Estate world and am ready to roll up my sleeves and kick this socially acceptable 20 yr trudge to the senior center.

If the IRS is senior it lives on and you will need to deal with it.Interesting you can get the IRS to redeem on your behalf they will ask for a deposit to do it and then hold another auction.

While any one of those could crash at any time (well not the government/universities hah)  it is hard to imagine a scenario where they all do at once.I am biased as a born and raised Raleigh citizen, but there is a reason everyone moves here and never leaves (I-95 must be a one way road for moving trucks...who knew?) 

I'm just getting started myself and I'm 10 years your senior.  

You can also look at it demographically and target millenials, student housing, low income, seniors, etc.

I'm a senior marketing and communications student at Eastern University on the main line in the suburbs of Philly and work at the Radnor Financial Center with a real estate mortgage note investment company called US Mortgage Resolution.

I'm not saying your scenario isn't plausible but, in 25 years, I've never done a "subordination" in conjunction with a senior lien modification.
