For self storage you should go to https://www.radiusplus.com/ and run analysis of this property for the 1, 3 and 5 mile supply/demand along with the rates to see if the current rates are below market leaving some room to bring them to market.

A Non-QM mortgage still must show the ability to repay, but they can use alternative methods, such as 12/24 month bank statements if self employed, or Asset Depletion, or DSCR loans.

I have an SFR on a 1year lease which was executed by an unmarried couple (both folks are on the lease and either could have carried the lease by them self).One party is moving out and the other person is willing to accept the assumption of the lease for the remainder of the term.Any ideas how best to execute the lease transition?
