I know I can ask the 1031 exchange experts directly here through private messaging but I think this can be a helpful conversation for some other members in the forum.I have a business partner that we own a commercial real estate together 50/50 in Silicon Valley.And both of us have our own residential rentals.One of our conversation was to 1031 exchange our office condo to a multi-family 5+ property. 

Hi All - I'm just starting the process of rolling a portion of an old 401k into a self directed IRA, w/checkbook control.

I've never purchased from a wholesaler directly.

Cozy system is set up where the applicant, pays directly to cozy to run the credit / background check and then your able to get a copy of that.So you would have no cost factor in doing the application.

Could have been self install but I'm paying the installers about $1/sq ft.My problem with Home Depot is that no matter how good Allure Ultra may be, HD flooring desk staff in this store are totally clueless about the product, its stock situation, and its accessories (transitions, stair nose, etc and couldn't care less about serving a customer.

But in all seriousness, I am not into REI directly for the money, or the prestige, or the financial security.

My brother owns a condo in the Fayetteville, NC area and recently got a letter from his tenant's lawyer stating that they have filed bankruptcy and that he could not directly communicate with the tenant until the bankruptcy was complete.  

We have a large house with a lake view that is currently rented to a retired couple while they build a house (cough, McMansion) on their own property just below the rental, directly on the waterfront.
